3-4 Chivalry Road
City Planning was instructed by PPAR Investment company to prepare a strategy for the redevelopment of a former office building into residential accommodation. The site is within the Wandsworth Common Conservation Area and close to Clapham Junction. The strategy consisted of five stages.
The first stage sought planning permission for the reinstatement of the external stair access into 3 Chivalry Road. This created improved circulation within the office building. Planning permission was granted in April 2017.
The second stage sought prior approval for the change of use from offices to nine studio flats. Prior approval for the scheme was granted in July 2017. Securing improvements to office circulation beforehand enabled the developer to achieve larger flats of a higher quality.
The third and fourth stages sought planning permission for the erection of a two storey rear extension to increase both the lower ground and ground floor flat sizes from studios to one bedroom flats and the demolition of structures in the rear garden to provide private gardens for the lower ground floor flats. Planning permission for these proposals was granted in September 2017.
Finally, the fifth stage sought planning permission for the erection of a mansard roof to provide an additional one bedroom flat. This application was also approved in September 2017.
The five stage strategy took seven months in total to complete and resulted in permission for 10 very desirable flats in a highly sustainable location.
